Spring Fades with a Burst of Inventory

As spring prepares to give way to summer, Northern Virginia sellers are hoping for a jump in activity. Buyer interest was cool in May (showings were down 12.9% year-over-year), but a surge in inventory is offering opportunities for home searching in June.
The number of Loudoun County homes for sale jumped 58.8%, compared to last May. Fairfax and Arlington Counties were up (76% and 67.4%), while Alexandria City nearly doubled its listings. The City of Falls Church had the largest increase in homes for sale compared to May of '24. The number was 362.5% higher, which is not a misprint.
"The significant increase in inventory in Northern Virginia is a welcome sign for buyers who have long been frustrated by limited options," said Northern Virginia Association of Realtors CEO Ryan McLaughlin.
With more seller competition and longer sales cycles, the days of overpriced listings appear to be over. Last month, price drops were at a 9-year high nationwide, and in Western Loudoun, the majority of prices fell at least once in the first 30 days. One Loudoun's community in Ashburn saw a 27% decrease (year-over-year) in median home prices. Meanwhile, the median list price in Fairfax County slipped 6.6% between April and May.
Late spring purchasers should have more negotiating leverage because demand is down and there are more properties to choose from. But that advantage may disappear if mortgage rates take a dip and more buyers leap into the summer marketplace.
