Spring '25 Begins with Lowest Fixed Rate in 2 Months

The end of February brought hope and motivation to homebuyers as they entered the Spring shopping season. On Friday, February 28, the average interest rate on a 30-year fixed-rate mortgage fell to 6.56%. It capped off a 6-day tumble to the lowest reading in 11 weeks. The last time the rate was lower was December 9 at 6.53%.
Homebuying has been sluggish to start the year, but lower rates are good news for buyers who have patiently waited for them to come down from a high of 7.13% on January 13-14.

There is no guarantee that rates will keep trending down because they fluctuate daily, but home price growth slowed in the winter as properties took longer to sell. With seasonal inventory expected to rise, buyers will have more negotiating power, especially if rates stay in the 6s.
Homebuyers should keep a close eye on the 10-year Treasury Yield, which has been historically tied to 30-year fixed mortgage rates. When the Yield rises or falls, so too will the 30-year rate for home loans.



Although there is a gap between them, mortgage rates typically track the fluctuation of 10-year Treasury bonds because both are long-term instruments and the risk of mortgages is relatively stable.
The end of March is an excellent time to submit home offers before more spring buyers flood the market in April. With less demand this month, deals can be made for vacant residences. Negotiations may also be easier for homes in need of upgrades or repairs.
